Where you should be buying now in South Australia


A new report has highlighted SA’s rising star suburbs – those tipped for future price growth based on a pattern of strong recent sales over consecutive quarters.

Hotspotting by Ryder’s Price Predictor Index for autumn 2025 lists Australia’s top 50 supercharged suburbs, with houses in seven SA locales making the list.

These include Campbelltown, Mawson Lakes, Modbury, Modbury Heights, Port Augusta and Prospect.

According to the report Campbelltown has recorded 24. 47, 48 and 59 sales over the past four consecutive quarters, while Mawson Lakes recorded 26, 50, 46, 59, 61 and 62 sales over the past six quarters.

Report author Terry Ryder said South Australia had been a strong performer on the national stage.

“South Australia’s has been one of the leading economies of Australia for the past couple of years,” Mr Ryder said.

“In the past two years of the CBA’s CommSec report, South Australia has ranked one or two in Australia.”

While this had waned slightly in the past quarter or two, he said it was likely to continue to benefit.

Mr Ryder said once the sales volumes began rising in an area, prices often followed within six to nine months.

While exact growth margins were difficult to predict, in the past an area he had ranked as “supercharged” often went on to 10 per cent growth in the next year.

Mr Ryder added that many areas in his top performers list were just starting to see the growth now, but that it would kick on for a while yet — giving would-be buyers a short window to make a move.

“What typically happens is that people won’t get active until they read that there’s a boom happening,” Mr Ryder said.

“But by then, they are missing the opportunity.”

Regionally, the report highlighted SA’s strongest markets as being the Alexandra Council suburbs of Goolwa, Middleton, Hindmarsh Island, Strathalbyn and Victor Harbor, as well as the Copper Coast towns of Kadina, Moonta Bay and Wallaroo.

Fleurieu Peninsula sales agent Kathleen Fry of Ouwens Casserly said homes across the Alexandra council area were hot property.

“A lot more people are looking to live here permanently and not just buying holiday home, so I’ve noticed a lot more younger families moving from Adelaide and interstate here because the prices are still lot more affordable than a comparable property interstate,” Ms Fry said.

“There are still a lot of retirees moving down here from Adelaide and the whole area’s moving like crazy.

“The shortage of properties is keeping prices up and those prices seem to be holding.”
